Danau Murni JMB telah memilih Sebiro Security Services Sdn Bhd untuk menyediakan perkhidmatan pemantauan dan kawalan keselamatan di Danau Murni Condo mulai dari 26 Ogos 2011. Pemilihan dibuat melalui proses tender tertutup di mana empat syarikat kawalan keselamatan telah menghantar sebutharga. Penilaian syarikat dibuat berdasarkan beberapa faktor seperti pengalaman lepas, lawatan ke premis kawalan syarikat tersebut dan harga. Faber Facilities Sdn Bhd juga menyokong syarikat ini kepada JMB. Kami mengharapkan syarikat ini dapat memberikan perkhidmatan kawalan keselamatan yang terbaik di Danau Murni Kondo.

Danau Murni JMB has selected Sebiro Security Services Sdn Bhd to provide surveillance and security at Danau Murni Condo starting from 26 August 2011. This selection was made through a closed tender process whereby four security companies submitted their quotations. An assessment was made on several factors such as past experiences, site visit to premises under their surveillance and pricing. Faber Facilities Sdn Bhd also recommended this company to JMB. We are hoping this company to provide better security services at Danau Murni Condo.

Pursuant to Section 22 (1) of the Act, the Body is required to open and to operate under a new Building Maintenance Fund account. Hence, with effect from 1st JULY 2011 all payments in respect to service and other charges shall be made by cash or cheque payable to:

We wish to inform that starting from September 2011, we will have a new security management and system at our condo. We will install new access card system, barrier gate and CCTV at condo entrance. This new security management and system will be implemented gradually in month of September 2011.

New access card and current car sticker are part of the security system for Danau Murni Condominium and should be used when entering the premises. Current car sticker (2011) must be displayed on the vehicle windscreen when entering the premises.

From 1 OCTOBER 2011 onwards, vehicles without access card and valid sticker will be refused entry. Both access card and car sticker shall be strictly used by the residents and tenants. Application forms for card and car sticker will be available at the Management Office from 5 September 2011.

All outstanding payments must be settled before the Management issues any new access card and stickers. Your access card may be blocked if your outstanding exceeds four months. Old car stickers must be returned to the Management before any new stickers are issued. An invalid sticker has to be replaced too (i.e. change of car or worn out).

Please take note on the implementation date and settle any outstanding promptly.

We are pleased to inform you that Danau Murni Condo is now equipped with Astro B-Yond (HD System/High Definition) centralized system.

L S Ang has been appointed as sole contractor to maintain the centralized system, and per the terms of their contract, all subscription (new and upgrade) by residents must be made through them. Other contractor will not be allowed to carry out work related to Astro.

FAQs

The contract with LS Ang Company has been agreed by the previous JMB committees. It is a 4-year maintenance contract.

We have heard about 20% of the resident (approximate 100 households) have expressed interest for Astro B-yond service. It is not very high but definitely not low.

Will the costs be borne by only those who subscribe to Beyond?

No. The installation of the fiber optic is free from the LS Ang Company as long as the maintenance contract is signed with the management. Each user who wants to upgrade will pay RM80.

This is how they recover the cost of the fiber installation. Also, they will get subsidize from Astro per new account. FYI, the fiber installation for both blocks will cost RM60k (if done by the condo management).

LS Ang company is an authorized Astro dealer and they will have the set-top box ready for the user and all the account details to be updated with Astro.

During this contract period, residents are not allowed to install any personnel satellite disc and antenna structure outside condo building. No other party/contractor is allowed to temper with the Astro B-yond infrastructure installed at Danau Murni Condo.

What does the third party provide?

Fiber optic installation from roof top to the electrical room for each floor. Also a new dish at the roof top per block. The maintenance contract will allow them to service the respective house hold when one is facing problem. They will be the exclusive vendor for 4 years. This is their requirement for Astro B-yond installation.

How much is the third party being paid?

RM3,800 for 4 years maintenance contract.

Will it affect existing, normal Astro, users?

No impact for the normal user. They can continue using the normal Astro decoder without extra charges.
